Its major strengths include luxury units with high-end finishes, incredible views, and best-in-class amenities, such as the 28th-floor rooftop pool and expansive co-working spaces.
However, the experience is heavily segmented by the recent management change to AIR Communities, which has led to persistent complaints from long-term residents regarding significant rent increases, added or restructured fees for services (like package retrieval and smart home technology), and notable structural issues, including poor sound insulation and frequent elevator outages. Overall, The Elm provides a gorgeous, centrally located apartment with great physical amenities, but prospective renters must weigh this against the widely reported management instability and unexpected costs.
